How to Find the Age of Your Roof in Florida (Free)

Four ways to find out how old a Florida roof is: permit records, the seller's disclosure, the roofer's invoice and an inspection.

In Florida the age of your roof decides a lot: whether an insurer will write or renew your policy, what you pay, and how a buyer's inspector will judge the house. Here are the ways to find it, from fastest to slowest.

1. Look up the roof permit (fastest)

A full roof replacement in Florida needs a building permit, and permits are public records. The permit shows the date it was issued and usually the type of roof. Search your address on RoofAgeLookup if it is in an area we cover, or use your city or county building department's online permit search.

2. Check the seller's disclosure and closing papers

If you bought the house recently, the seller's disclosure, the home inspection report or the 4-point inspection often list the roof year.

3. Find the roofer's invoice or warranty

The contractor's invoice and the manufacturer's warranty registration show the installation date. Roofing companies keep job records for years, so you can ask them.

4. Get a roof inspection

If there is no record, a licensed inspector or roofer can estimate the age from the materials and condition. For insurance on roofs 15 years or older, Florida lets you use an authorized inspection to show remaining useful life.

Why a permit can be missing

Old permits may be on paper only, the work may be filed under a slightly different address, or a roof may have been replaced without a permit. A missing permit does not prove the roof is old.
