Insurance Non-Renewal Because of Your Roof in Florida: What to Do

Got a non-renewal or a roof inspection request? Steps Florida homeowners can take, starting with proving the roof's age.

Many Florida homeowners receive a letter asking for a roof inspection or announcing a non-renewal. These are the practical steps to take.

1. Confirm the real age of the roof

Insurers sometimes have the wrong roof year on file. The re-roof permit date is strong evidence: look up your address or ask your building department for the permit, then send it to your agent.

2. If the roof is under 15 years old

Florida law does not allow an insurer to refuse or non-renew solely because a roof under 15 years old is too old. Point your agent to the permit date.

3. If the roof is 15 years or older

You can have an authorized inspector evaluate it. If it has at least 5 years of useful life left, the insurer may not refuse coverage solely because of age. A wind mitigation inspection can also lower your premium.

4. Compare options early

Talk to an independent agent before the renewal date. If replacement is needed, get more than one quote from licensed Florida roofing contractors and check their license and workers' compensation coverage.
